POSITION TITLE: Property Accountant
MANAGER: Property Accounting Manager
GENERAL DESCRIPTION: Primarily responsible for day-to-day accounting functions required to accurately record and reconcile transactions and produce monthly financial statements in accordance with GAAP for the Company’s portfolio of residential and commercial properties.
QUALIFICATIONS:
Education: Accounting degree required
Experience:
A minimum of three years of property management accounting and financial reporting experience is required.
This includes all functions of full-charge bookkeeping and multi-property experience.
Proficiency in RealPage Accounting or similar real estate accounting software and Microsoft Office products including Outlook, Word, and Excel.

ESSENTIAL JOB FUNCTIONS/RESPONSIBILITIES
Manage all areas of the assigned property portfolio including general ledger postings and account reconciliation for receivables, payables, cash disbursements, and bank accounts.
Review, reconcile, and support all transaction postings initiated from the property management system.
Follow GCHP internal control procedures as established by management.
Monitor cash balances.
Process manual and online miscellaneous deposits when received or identified.
Process online banking or ACH transfers, stop payments, and other banking requests.
Perform monthly property management accounting general ledger posting, review and reconcile to supporting schedules.
Communicate with property management staff to finalize monthly financials.
Prepare all monthly, quarterly, and annual property financial reports for each assigned property for supervisory review.
Manage loan, investor, and insurance payments and transfers to reserve an escrow account to ensure payment on a timely basis and update the master schedules as required.
Maintain supporting schedules to ensure correct reporting of monthly financials and reconciliation of balance sheet accounts.
Set up and monitor all recurring entries in the system.
Communicate with Property Management staff in resolving discrepancies in the property management software posting.
Provide instruction as needed.
Provide accounting support to Property Management and Asset Management departments including annual budget data entry, reserve funding, and analysis.
Support the accounts payable function.
Participate in the audit processes.
Provide support for ongoing audit information as requested.
Perform other activities as requested by the Manager.
